Staging 2.0: How to Enhance – and Save – Your Listing

You know the old saying, “You can’t put lipstick on a pig?” Well, that phrase certainly applies to houses, not just people! Everyone thinks that taking down their old baseball trophies, adding a few throw pillows, and lighting an expensive scented candle will be enough to move their home off the market. Unfortunately, clever staging isn’t always enough to sell your home.

Of course, it is! We’re not talking about skipping staging altogether; homebuyers want to envision themselves in the space. But, it’s not all about buyers and their first impressions. Inevitably, you’re going to have to impress…

The Home Inspector

No amount of trips to Target is going to win over a home inspector; he or she will be focused squarely on the bones of the home and whether or not it will create issues for the buyer.

Every major issue will be identified, photographed, and explained in extensive detail – enough to undo the impact of your staging efforts for good!

So, when it comes to “staging,” it’s important to think beyond first impressions and solve the issues that are likely to derail your sale.

Knowing that your staging efforts will win over buyers initially, the next step is to go deeper and ensure that your efforts won’t be for naught.

Here are examples of issues worth remedying as part of your home prep:

Make sure your foundation is solid. Cracks, upheaval, settling, and sinking will send any homebuyer running. If you have sagging floors, doors that won’t shut, gaps around window frames, or excess moisture in your crawl space, you likely have a larger structural issue on your hands. Get it taken care of now, because it will never pass on inspection day.

Exterminate creepy crawlers. An errant roach might not be enough to kill a sale, but we all know that termites will eat through your floorboards and your hopes of cashing a check. Get an exterminator out to your home before you list to make sure you have your bases covered. 

Get rid of any mold and rot. In certain climates, fighting mold and rot is constant, but no new homeowner wants to buy a home knowing they already have a battle on their hands. Take the time to fix frames and make sure you’ve cleaned up all mold and mildew. Also, beware that if you do find mold or rot, these can be signs that you have a drainage problem on your hands. It’s important to treat the symptoms, but don’t forget to take care of the larger root cause.

Fix and faulty wiring. Pay special attention to this if you are listing an older home. Outdated systems might not be compliant with modern regulations and standards. 

We wish it was as simple as swapping a couple of lamps and hiding your collection of vintage beer bottles, but we want to make sure you sail through inspection day and your closing.

However, we do not recommend looking at this list as a DIY. Your foundation, plumbing, and electrical will be much better off in the hands of professionals — and likely cost you less in the long run.
